  • What is included in the monthly management?

    For a monthly management fee, D&M Realty and Management performs the following duties:

    • Rent collection
    • Dispurse owner funds
    • Keep accurate reports for your property and provide monthly statements
    • Act as the sole point of contact for the tenants at your property
    • Handle ALL correspondece with tenants, including HOA violations
    • Maintain 24/7 availability for emergency repairs at the property
    • Annual maintenance inspection of interior and exterior of property
  • What is NOT included in property management?

    The following items are not included in our property management agreement:

    • Property maintenance fees
    • Tenant placement or leasing fees
    • Excessive visits to the property
    • Multiple inspections of the property within one calendar year
    • Trips to the property to file police reports or meet insurance adjusters
    • Trips to court to handle litigation with tenants
  • Does D&M Realty and Management collect rent, pay bills, and send owner draws by ACH?

    Yes. 

    D&M Realty and Management accepts rent by ACH, credit card through their tenant portal. We also accept checks and cashiers checks mailed or dropped off at our office. 



    Owner draws are distributed by ACH minus our property management fees and any other property related expenses.

    Established in 2011, D&M Realty and Management is a boutique

     management company owned and operated by Angie Durbin, a USN veteran. Specializing in full-service property management, we focus on leasing and managing single-family homes, multi-family properties, and commercial properties. Our clientele consists of individuals, private investors, and commercial entities located within San Diego County. At D&M, we are committed to building transparent and profitable relationships with each of our valued owners, providing exceptional care and expertise in all our services.

  • Do you mark up maintenance?

    No. Maintenance repair work is not marked up. Often, D&M receives discounted pricing which we are happy to pass on to our owners.

  • What type of reports are available in my owner portal?

    Your owner portal will offer the following reports:

    • Cash flow statement
    • monthly owner statement
    • tenant paid and unpaid charges report

  • Are there fees when the property has no tenants?

    For single family homes, D&M Realty and Management does ot charge a management fee when the property is vacant.

  • Do you manage properties for owners who live outside of the US?

    Yes, our portfolio boasts a multitude of owners who are deployed or reside outside of the country. A significant portion of our clients are out-of-state owners. Utilizing our online owner portal, landlords can effectively engage from afar by directly communicating with their property manager, accessing reports, and reviewing property-related activity and notes through our secure online/cloud-based system.

  • What types of properties do you manage?

    D&M manages single family and multi family residential properties. This includes properties with under 20 units, condos, townhouses, houses, 2-4 unit properties and apartment buildings.
